The Evaluation Framework
These are the exact metrics sophisticated investors run on every acquisition. The KPIs don't change — but the way you use them does. Know what each one tells you, and what it doesn't.
Capitalization Rate
The unleveraged return on the asset itself — what the property earns regardless of financing. Higher isn't always better; it can signal higher risk or a weaker market.
Gross Rent Multiplier
A fast first-pass filter before deep analysis. Tells you how many years of gross rent to pay off the purchase price. Use it to quickly screen and compare listings.
Occupancy Health
The gap between what you could collect and what you actually collect. A high vacancy rate can be opportunity — or a red flag about the building's condition or location.
Net Operating Income
The true earning power of the property before debt service. NOI is what lenders use to underwrite the deal — and the number you'll work to grow as an owner-operator.
Debt Service Coverage Ratio
Whether the property can service its own debt. A DSCR below 1.0 means you're feeding it. Lenders won't approve it — and neither should you.
Cash-on-Cash Return
Your actual return on the capital you put in. The most honest measure of how hard your money is working. Compares directly against other investments.
Price per Unit
A fast comparison tool for evaluating deals across a market. Tells you whether you're overpaying and helps you spot value-add opportunities below replacement cost.
Operating Expense Ratio
The efficiency of the building's operations. A suspiciously low OER on a seller's pro forma is one of the most common ways investors get burned. We'll show you what sellers routinely omit.
